Water heater leaking: immediate steps

Water heaters in Arizona garages and closets fail frequently — sediment buildup, corroded tanks, and failed T&P valves are common. A slow drip can become a 40–80 gallon release without warning.

Do this in the next 10 minutes

    Turn off power or gas

    Electric: flip the dedicated breaker. Gas: set the thermostat to OFF and close the gas valve on the supply line. Do not work on gas lines if you smell gas — evacuate and call the utility.

    Shut the cold water supply to the heater

    Turn the valve on the cold inlet line clockwise. This stops refill but won't drain what's already in the tank — expect more water when you connect a hose or move the unit.

    Drain if safe and needed

    Attach a garden hose to the drain valve, run to a floor drain or outside. Open the valve carefully — water may be scalding. Only attempt if you can do so without standing in active flow.

    Protect the surrounding area

    Garage drywall, stored items, and adjacent rooms absorb water quickly. Elevate boxes and use a wet vac on standing water while waiting for pros.

    Schedule replacement and drying

    Replace the unit through a plumber or HVAC contractor. If water reached drywall or carpet in adjacent rooms, professional drying prevents mold in 24–48 hours.

Signs a full failure is coming

Rusty water, rumbling sounds, moisture at the tank base, and a T&P valve that keeps discharging are warning signs. Arizona's hard water accelerates tank corrosion — many units last 8–12 years here.

Garage placement risks

Garage water heaters often leak toward interior walls shared with bedrooms or laundry rooms. Check both sides of the wall with moisture meters after any leak.

Insurance coverage

Sudden failure and discharge is typically covered; corrosion from age alone may not be. Keep maintenance records if your insurer asks whether the unit was past expected lifespan.
