What insurance won't cover for water damage

Knowing exclusions upfront prevents surprise denials and helps you buy the right endorsements. These are the gaps we see most often on Phoenix-metro claims.

Gradual damage and maintenance

Insurance replaces sudden accidents, not upkeep. Slow toilet wax ring leaks, aging supply lines weeping behind walls, and unsealed shower grout letting water in over months fall here.

Flood vs. homeowners

FEMA defines flood as rising water from outside affecting two or more properties or two or more acres. Monsoon wash flooding into your home may need NFIP flood insurance — not your HO policy. Wind-driven rain through a damaged roof is different and usually covered.

Sewer and drain backup

Many Arizona policies exclude backup unless you purchased Water Backup of Sewers & Drains coverage — often $50–150/year for meaningful limits. Verify before monsoon season.

Earth movement and foundation

Cracks from settling letting groundwater in, and seepage through basement walls, are typically excluded under earth movement or seepage clauses.

Mold limits

Even when mold results from a covered loss, policies may sublimit mold remediation (e.g. $5,000–$10,000). Fast drying after the initial water event is the best mold cost control.

Can I buy coverage for excluded risks?
